Homeowner's Guide to Energy-Efficient Living

Energy-efficient homes are designed so that unwanted and uncontrolled air movement is minimized, making your home more comfortable and reducing energy costs. Below are tips to help you get the most from your home.

HVAC Maintenance

  • Follow manufacturer instructions for routine maintenance
  • Change filters regularly according to the manufacturer's schedule
  • Schedule professional inspections at least annually
  • Keep intake and exhaust ports clear of obstructions such as debris, vegetation, and snow
  • Ensure all vents and registers remain open and unblocked

Humidity Management

  • Maintain indoor relative humidity between 30% and 50% at 70°F
  • Use exhaust fans during cooking, bathing, and cleaning
  • Run exhaust fans for approximately 20 minutes after activities that produce moisture
  • Monitor windows for excessive condensation — this is an indicator of elevated indoor moisture levels
  • In winter, you may need to reduce humidity if condensation forms on windows

Temperature Control

  • Avoid extreme temperature settings on your thermostat
  • Maintain indoor air temperatures between 65°F and 78°F for optimal comfort and efficiency
  • Use a programmable or smart thermostat to adjust temperatures when you're away or sleeping
  • Resist the urge to drastically raise or lower the thermostat — moderate, consistent settings are more efficient

Window Care

  • Remove interior screens periodically and clean window tracks
  • Avoid leaving curtains or blinds closed for extended periods on sun-facing windows, as this can trap heat and moisture between the window and covering
  • Open curtains during sunny winter days to gain free solar heat
  • Inspect weather stripping and caulking annually, and repair as needed
